Burst Pipe Insurance Claims in South Africa: Step-by-Step Guide

A burst pipe is bad enough. A rejected insurance claim is worse. Here's how to maximise your chances of a clean payout from any major SA insurer (OUTsurance, Discovery, Santam, Hollard, MiWay, King Price).

Within the first 30 minutes

  1. Shut off the main water supply at the stopcock. Failure to mitigate damage is the #1 reason for claim reductions.
  2. Switch off electricity in affected rooms at the DB board.
  3. Photograph and video everything — wide shots and close-ups of the burst, water damage, soaked furniture and ceiling. Time-stamped.
  4. Move undamaged items out of harm's way (electronics, paperwork, valuables).
  5. Call your insurer's emergency line — many provide a plumber under their panel.

What's usually covered

  • Water damage to building, ceilings, flooring, fitted carpets
  • Damage to contents (furniture, electronics, clothing)
  • Emergency plumbing callout (if you use their panel plumber)
  • Temporary accommodation if the home is uninhabitable

What's usually NOT covered

  • The burst pipe itself (only the consequential damage)
  • Gradual leaks that have been "ongoing for some time"
  • Damage from a geyser past warranty (10 years for most policies)
  • Maintenance items: old taps, perished washers, corroded inlets
  • Damage if the home was unoccupied for more than 30/60/90 days (check policy)

Documents the assessor will want

  • Original purchase invoices for high-value damaged items
  • The plumber's repair invoice and Certificate of Compliance (COC)
  • Photos before and during repair
  • Quotes for replacement of damaged items
  • Proof of maintenance (geyser service records help)

Three tips that swing the assessor

  1. Use a PIRB-registered plumber — verify on our PIRB tool. Insurers query unregistered plumbers' invoices.
  2. Get a COC — even for repair work where it's not legally required, it's a credibility signal.
  3. Don't dispose of the burst component — assessor may want to inspect it.
