A burst geyser is the single most common, and most expensive, household emergency in South Africa. The good news is that, in most cases, the burst itself is covered by your building insurance. The catch is that damage caused by age, neglect or wear and tear is usually excluded. Understanding that line is the difference between a paid claim and an R8,000 bill you carry yourself.

Is a burst geyser actually covered?

Yes, in the majority of cases. Under a standard South African building insurance policy, the sudden and unforeseen bursting or leaking of a geyser, tank, cistern or fixed water pipe is an insured event. Critically, this usually includes resultant damage to ceilings, walls and fitted carpets.

Geysers are by far the biggest source of household claims in this country. Industry data suggests roughly 70% of household claims involve geysers, and claims rise by around 30% in the winter months when geysers work hardest. That is why insurers scrutinise these claims so carefully.

The wear-and-tear trap

This is where most claims fall over. Insurance covers sudden, unforeseen events. It does not cover gradual deterioration. If your geyser simply fails because it is twelve years old and has never been serviced, your insurer may classify that as wear and tear and decline the claim.

Some policies offer a separate wear-and-tear benefit covering the element and thermostat, but it is usually an optional add-on. Check your wording before you need it.

What about consequential loss?

Insurers separate direct damage from consequential loss. A ruined ceiling is direct, insured damage. Lost income because you missed a day of work is consequential and generally excluded unless your policy specifically covers it.

How to protect your claim

  • Service the geyser every three years with a qualified plumber. The plumber drains the unit and inspects the wiring, element, anode and thermostat.
  • Keep records. A documented service history is your strongest defence against a wear-and-tear rejection.
  • Use a PIRB-registered plumber and keep the Certificate of Compliance. A valid CoC proves the installation met SANS standards, which protects both your safety and your claim.
